Headline movement
The spread between asking and achieved prices remains the most useful signal in this market. Where that spread narrows, demand is real. Where it widens, the asking price is aspirational and the district is softening.
Maitama and Asokoro continue to clear close to asking. Katampe Extension has narrowed sharply over the last three quarters, which is the clearest evidence we have that the district is repricing upward rather than simply being marketed upward.
What we are watching
Construction input costs — cement, reinforcement steel, and imported finishes — remain the dominant variable in delivered price. Any developer quoting a fixed price twenty-four months out is either hedged or guessing.
