Rental Yields by District: An Abuja Benchmark
Gross yield is the number everyone quotes. Net yield after service charge, voids, and management is the number that determines whether you made money.
Most Abuja rental yield figures circulating publicly are gross, annual, and optimistic. They omit voids, service charge, management, and the cost of the generator that makes the unit lettable at all.
Gross to net
Our working assumption on a well-located, professionally managed Wuse II apartment is a meaningful gap between gross and net once voids, management, service charge, and maintenance reserve are deducted. Any modelling that does not carry all four lines is not modelling, it is marketing.
Where the numbers hold up
Wuse II and Jahi carry the deepest tenant demand and the shortest void periods. Outer districts show attractive gross yields precisely because their void risk is higher.
